When You Genuinely Need a Full Replacement
- The roofing material itself has failed not just the layer beneath it. Widespread cracking, spalling, or delamination on concrete tile. Curling, blistering, and bare granule loss across a shingle roof.
- Extensive deck damage. Once sheathing replacement passes a certain share of the roof, a full replacement is usually the better value.

- A failing foam or built-up roof past recoating. Foam can be recoated several times, but there’s a point at which the base has taken too much water intrusion.

Roof Systems We Install
Tile
Concrete and clay. The Valley standard for good reason: 50+ year material life, strong UV and thermal performance, and it looks right on Southwest architecture. Highest upfront cost, best long-run value.
Shingle
Architectural asphalt shingle. Lowest upfront cost and fastest install. Realistic Arizona service life of 15 to 22 years — plan on the lower half of the manufacturer’s rating, because UV here is brutal on asphalt.
Foam (SPF)
Sprayed polyurethane foam for flat and low-slope roofs. Seamless, self-flashing, and adds meaningful R-value — which matters on a Phoenix cooling bill. Requires recoating roughly every 5 to 10 years, and with that maintenance it lasts decades.
Metal
Standing seam and exposed fastener panels. Excellent longevity, high wind resistance, minimal maintenance. Common on rural properties, shops, and outbuildings.

- Permitting: We pull the required permits. Included in the scope.
- Tear-off and deck inspection Old system removed to bare deck. Every square foot inspected; rotted sheathing replaced.
- Deck prep and underlayment. New underlayment, valley metal, drip edge, and all flashings. Flashings are always new — never reused.
- Roof system installation to manufacturer specification, so the material warranty stays valid.
- Ventilation check. Inadequate attic ventilation cooks a roof from underneath and shortens its life. If yours is undersized, we’ll say so and quote the correction.
- Cleanup, magnetic nail sweep, final walkthrough, and warranty documentation.
Typical timeline: 2 to 4 days for shingle, 4 to 8 days for tile, 2 to 5 days for foam.
