- Modern and industrial residential architecture. where standing seam is the intended look.
- Low-slope sections. that shingle can’t handle and where you want something more permanent than a membrane.
- Any building. where you’re tired of thinking about the roof.
Two Systems
- Standing seam Panels joined by raised vertical seams, with fasteners concealed underneath. Nothing penetrates the weather surface, which is why it’s the premium system — there are no fastener holes to leak as gaskets age. Clean lines, best longevity, highest cost.
- Exposed fastener panel (R-panel, corrugated). Screwed through the face into the structure, with neoprene-washered fasteners. Considerably less expensive and faster to install. The tradeoff is that those washers degrade in UV and need re-torquing or replacement roughly every 10 to 15 years — a real maintenance item, but a cheap one.
Thermal Movement — Why Installation Method Matters
Metal expands and contracts more than any other roofing material, and Arizona’s daily temperature swing is severe. A 40-foot panel can move most of an inch between a summer afternoon and pre-dawn.

Standing seam handles this with concealed clips that let panels float. Fastening panels rigidly at both ends — which is what happens when someone installs standing seam like exposed fastener panel — causes oil canning, seam distortion, and eventually fastener failure.

On exposed fastener systems, that same movement is what works screws loose over time. Correct fastener placement and torque at installation makes a substantial difference in how long the roof goes before it needs attention.
