What Moves the Number
- Roof square footage. Measured on the roof surface, not your home’s floor plan. A 2,200 sq ft house often has 2,800 to 3,200 sq ft of roof.
- Pitch and complexity. Valleys, dormers, and steep sections slow the work and raise the cost.
- Roof system. Tile, shingle, foam, and metal sit at very different price points.
