When to Get Your Roof Inspected
- Before monsoon season. May or early June, ahead of the June 15 start. This is the single best time of year to catch problems.
- After a monsoon storm. particularly following a microburst or haboob. Damage is often not visible from the ground.
- Before buying or selling a home. A roof inspection is not the same thing as a general home inspection — home inspectors typically assess from the ground or the eaves and don’t walk a tile roof.
- When your home passes 15 years old and every two to three years after.
- Before installing solar. Replacing a roof under existing panels means paying to remove and reset them. Establish the roof’s remaining life before the panels go on.
- When a contractor has told you that you need a new roof and you want an independent look.
What We Actually Inspect

Roof surface: tile condition and seating, shingle granule loss and curling, foam surface integrity and coating condition, general wear patterns.
Drainage: valleys, scuppers, drains, and gutters. Dust and debris accumulation that blocks flow.
Underlayment condition: on tile roofs we pull tile in several representative areas to see the membrane directly. This is the difference between an inspection and a glance — you can’t assess tile underlayment from on top of the tile.
Penetrations: pipe jacks, vents, HVAC curbs, skylights, and satellite mounts. This is where most Arizona leaks start.
Attic and decking, where accessible: moisture, staining, daylight, insulation condition, and ventilation adequacy.
Flashings: wall abutments, chimneys, valleys, drip edge, and parapet caps.
Documented photo report of everything found.

For homeowners who’d rather stay ahead of problems than react to them, we offer scheduled maintenance — annual or semi-annual inspection, valley and drain clearing, sealant renewal at penetrations, and minor repairs before they turn into leaks.
